释义

名词

由政府建造,面积小于 50 平方公尺的住宅单位。

DEFINITION

Noun

Residential units built by the government with an area of less than 50 square metres.

由来
  • 英语 “studio apartment” 的意译。
  • 1977 年,政府首次推出小型公寓。第一批小型公寓兴建于彰思礼巷(Chancery lane)。
  • 小型公寓初期的数量并不多。例如,1983 至 1986 年之间所兴建的 5,630 个房屋单位中,小型公寓仅占其中的 91 个。
  • 尽管如此,小型公寓的需求仍居高不下。这其中的原因就包括以下几点:
  1. 价格实惠;
  2. 单身人士因条例限制无法购买政府组屋,从而考虑购买小型公寓;
  3. 可用于投资用途;
  4. 较小的面积让环境打理变得更方便;
  5. 可用做员工宿舍
  • 初期的小型公寓处于较偏远的地段,但随着近年来的发展,小型公寓的地点越好,设备越加完善,附近的交通设施也更方便。有许多投资者因此看准商机,购买小型公寓并将其出租。
ETYMOLOGY
  • The Mandarin term “小型公寓” is a paraphrase of the English term “studio apartment”.
  • In 1977, the government launched studio apartments for the first time, with the first batch built at Chancery Lane.
  • There were very few studio apartments built initially. For example, studio apartments accounted for only 91 of the 5,630 housing units built between 1983 and 1986.
  • Despite this, the demand for studio apartments remained high. This was due to the following:
  1. Studio apartments were affordable;
  2. As singles were unable to buy Housing and Development Board flats due to regulatory restrictions, they would then consider buying studio apartments;
  3. Studio apartments can be used for investment;
  4. The smaller units requires less housekeeping and is therefore easier to maintain;
  5. Studio apartments could be used as staff dormitories.

  • The first studio apartments were located in relatively remote areas. In recent years, studio apartments have become more favourably located, with better facilities and greater accessibility via public transport. Many investors have thus capitalised on the business opportunity by buying studio apartments for rental purposes.
