释义

名词

一种产业所有权,持有者拥有完全的管制权,并能永久享有并使用该土地。

DEFINITION

Noun

Property ownership in which the owner has complete control and can enjoy and use the land for perpetuity.

由来
  • 19世纪时期,英国殖民政府已对新加坡的土地进行分类,其中包括永久地契。当永久地契持有者去世后,所有他持有的土地将转交给死者的私人代表。现今房地产转让和资产法法令(Conveyancing and Law of Property Act)仍这么规定。
  • 永久地契,顾名思义,使用期是永久的,但在寸土如金的新加坡,这项永久权必须仰赖各种因素,其中包括政府是否要征地。
ETYMOLOGY
  • During the nineteenth century, the British colonial government began classifying land ownership in Singapore. Freehold property was one of the classifications. When a freehold property owner passes away, all property owned will be passed on to a representative of the deceased. Currently, this still holds under the Conveyancing and Law of Property Act.
  • Freehold property meant that the property ownership is permanent. However in Singapore where land is scarce, the freehold aspect will depend on several factors, such as whether the Government decides to acquire private land.
例句
本地新的永久地契私宅项目向来少见,但近来私宅市场却吹起“永久地契项目”风,估计有30至40个是永久地契项目推出,占今年新私宅项目至少一半。(《联合早报》,2/5/2019)
SAMPLE SENTENCE
New freehold properties are uncommon in Singapore. However, the private property market has seen a boom in “freehold projects” recently. There is an estimated 30 to 40 freehold projects that will be launched, taking up nearly half of the new projects launched this year. (Lianhe Zaobao, 2/5/2019)
