释义

名词

一种产业所有权,持有者拥有完全的管制权,并能永久享有并使用该土地。

DEFINITION

Noun

Property ownership in which the owner can enjoy and use the land in perpetuity.

由来
  • 19世纪时期,英国殖民地政府已对新加坡的土地进行分类,其中包括永久地契。当永久地契持有者去世后,所有他持有的土地将转交给死者的私人代表。现今房地产转让和资产法法令 (Conveyancing and Law of Property Act) 仍这么规定。
  • 永久地契,顾名思义,使用期是永久的,但在寸土如金的新加坡,这项永久权必须仰赖各种因素,其中包括政府是否要征地。
ETYMOLOGY
  • In the 19th century, the British colonial government began classifying land ownership in Singapore. Freehold property was one of the classifications. When a freehold property owner passed away, the property would be passed on to a representative of the deceased. Currently, this still holds under the Conveyancing and Law of Property Act.
  • Freehold property means that the property ownership is permanent. However, in land-scarce Singapore, this is subject to other factors, such as whether the Government decides to acquire private land.
例句
本地新的永久地契私宅项目向来少见,但近来私宅市场却吹起“永久地契项目”风,估计有30至40个是永久地契项目推出,占今年新私宅项目至少一半。(《联合早报》,2/5/2019)
SAMPLE SENTENCE
New freehold properties are uncommon in Singapore. However, the private property market has seen a boom in freehold projects recently. Around 30 to 40 freehold projects are due to be launched, accounting for nearly half of the new launches this year. (Lianhe Zaobao, 2/5/2019)
